WHY INSIST ON STAGING

September 16, 2017 in Gaby's Blog by gaby schkud

Selling your home …. Here are some important facts…
A staged home sells for 17% more on average than a non-staged home.
Over 81% of buyers find it “easier to visualize the property as their future home” when it’s staged. Virtual reality is an actual reality.
A buyer’s first step over your threshold is online without ever leaving their homes, offices, community. They shop from all around the globe. No need to worry about a physical appointment for that first look – it will be on line. It’s imperative that your home makes the correct first impression. My sellers have definitely benefited from the results !

OUR WESTSIDE VILLAGE NEIGHBORHOOD

August 11, 2017 in Breaking News, Gaby Sells, Gaby's Blog by gaby schkud

I’m always asked about our Westside Village neighborhood tucked away in the heart of the Westside.   Westside Village is the Westside’s best kept secret.  It’s 78 years since the neighborhood was established and much has now changed. New construction on almost every street with Architectural Contemporary homes offering new living spaces for buyers. This is a stark contrast from the original plan developer Fritz Burns had in mind for his 1200 single family homes. Westside Village was originally created with affordability in mind.   Westside Village has its own civic association, a neighborhood watch, and a patrol service which can be subscribed to at a nominal cost. Many of the area residents have lived in their homes for over 20 years and there are still a number of original homeowners dating back to 1939. The streets are organized in a village formation.   Some of the homes in Westside Village have been virtually rebuilt from the ground up. Others have been substantially remodeled and added to. Many of the homes in the area are still in the same 900 square foot and 1100 square foot tract homes as originally built.

HOMES VALUES HIGHER IN ZIP CODES WITH A TRADER JOE’S

August 9, 2017 in Breaking News, Gaby's Blog by gaby schkud

A neighborhood that has nearby amenities such as a supermarket can definitely help affect a home’s value, but it turns out that the actual type of grocery store also plays a substantial role. Analytics show among Whole Foods, Trader Joe’s, and ALDI grocery stores zip codes with a Trader Joe’s emerged as the clear winner !  Homes near a Trader Joe’s also enjoyed the highest appreciation over the past five years. Santa Monica now has 2 Trader Joe’s both on Pico Boulevard in the Sunset Park neighborhood. Rumor has it a 3rd location will be coming soon at the 23rd and Wilshire site currently under construction. Footprints of the plans show space for a grocer “lease pending”.
